Note: Please supervise children around the pond at all times. Bed linen and towels will be provided . Note: A welcome pack with tea, coffee, milk, sugar and biscuits will be provided. Note: Check-in is from 4pm, check-out by 10am. Off road parking for 2 cars, alternative local parking is available at a charge. Note: There are steps leading up to one of the patios in the rear garden , please take care. Note: There is a Good Housekeeping Bond of £300 Please. NOTE: This property sleeps maximum 4 adults and 2 children. NOTE: This property is not suitable for stag/hen parties or similar, making it a tranquil, relaxing family property. Please note: access to the hot tub is being removed from Deer Rise after 1 August 2022.

Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental.

Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday.

"Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.

Pets are accepted on the understanding that they are always kept under control and exercised off the premises. They should be kept out of bedrooms and off the furniture and they must never be left in the property unattended.
