Lake District Holiday Homes is a curated directory. I find and list self-catering holiday properties across the Lake District, then link you through to the booking partner that handles each one. I do not take bookings, process payments, or hold any inventory myself. This page explains plainly how the booking process works and what my role is.
1. I am a directory, not a booking platform
Every property listed on this Website links through to one of my trusted booking partners. When you click through to make an enquiry or a reservation, you leave this Website and deal directly with that partner. Lake District Holiday Homes is not a party to that transaction in any form.
2. Prices and availability
Prices, availability and property details shown on this Website are provided for guidance only and may not reflect the current position. Pricing in particular can change frequently and is set by the booking partner’s own rates and promotions at the time of booking. I cannot guarantee that any price or availability shown here is accurate at the moment you view it, so please confirm the current details directly with the booking partner before you proceed.
3. Property details and policies
While I make every effort to describe each property accurately, the details that matter to your stay, such as facilities, the number of guests permitted, parking, access and any house rules or additional charges, are set by the property owner and can change. You should always check the current details and conditions directly with the booking partner before making a reservation.
4. Your booking contract
Your contract for any holiday reservation is solely between you and the relevant booking partner, and in some cases the property owner directly. Lake District Holiday Homes has no involvement in, and no liability for, that contract or any aspect of your booking, your stay, or any dispute that may arise from it.
5. Complaints and disputes
If you have a complaint or dispute about a booking, your stay or a refund, you must raise it directly with the booking partner through whose platform the reservation was made. I am not able to intervene in, mediate, or assist with booking-related disputes.
6. My booking partners
Properties on this Website are listed through one or more of my trusted booking partners, currently Cottages.com, Holidaycottages.co.uk, Rural Retreats and Sykes Cottages. Each partner operates under its own terms, cancellation policy and complaints procedure, which you will find on its own website.
