This property enjoys a quiet location in a small hamlet and yet is within walking distance of the village of Hawkshead which offers a range of shops pubs and several interesting National Trust properties including the Beatrix Potter Gallery. Within easy reach of both Lake Windermere and Coniston Water there are plentiful nearby opportunities for scenic boat trips water sports and stunning walks and climbs. Grizedale Forest is three miles away and offers a choice of walking and cycle routes as well as children's play area sculpture trail Segway hire and a high-ropes climbing centre with thrilling zip wire. At the heart of this beautiful family holiday home is the spacious open-plan lounge/kitchen/diner which offers the perfect space to relax and enjoy spending time together. The lounge area lies to one end of the room where comfortable seating is arranged around the large fireplace with wood burner. There is also a TV/DVD and hi-fi in this area whilst a second seating area to the side of the fire offers a lovely place to enjoy the views across the valley from the large windows. At the far end of the room separated from the lounge area by the central chimney breast is the well-equipped kitchen area which boasts an oven hob fridge freezer microwave and dishwasher. The large dining table which sits between the lounge and kitchen areas seats eight. Three of the property's bedrooms are also located on this floor the first of which is a king-size room which benefits from an en-suite shower room with WC. There is also a double room on this floor and a bunk bedroom. The main bathroom on this floor offers both a bath and a separate shower cubicle as well as WC. The fourth bedroom is located on the lower-ground floor a double room with en-suite shower and WC. The utility room is also on this floor which is where guests will find the washing machine and tumble dryer. Outside there is a large enclosed patio with plentiful seating and a table offering guests the chance to relax and enjoy the tranquil surroundings. Need to know: 4 bedrooms: a king size, 2 doubles, and bunk bedroom. 1 bathroom with bath, separate shower, and WC, 2 en suite shower rooms with WC. TV/DVD, and hi fi. Wood burner with fuel supplied. Oven, hob, microwave, fridge, freezer, dishwasher, washing machine, and tumble dryer. Off road parking for 2 cars accessible from the lower ground floor. Walking distance to shops, pubs, and restaurant. Please ensure noise is kept to a minimum inside and outside the house due to close proximity to the neighbours. Music should not be played outside at any time nor loudly inside after 9pm. Please note the property accept Hen or Stag dos. No fireworks allowed at the property.
